dark/subleased. The Borrower requested a transfer to special servicing as they would like to be able to release assets in a programmatic fashion. To date, the special
servicer is waiting for a proposal from Borrower to evaluate. In the interim, the special servicer has requested several documents including YE 2025 financials from
Borrower, is inspecting each location, and gathering information needed to value the collateral.

interior subsequently designated in 1989. The second building, 3 East 48th Street, is a six-story Class C mixed- use office building with grade level retail that was
originally constructed in 1920. The improvements contain12,373 square feet of rentable area. Crossed with or is a Companion Loan to: N/A. Deferred
Maintenance/Repair Issues: Generally in Good condition. Leasing Summary: Currently marketing vacant office spaces in Scribner Building . JLL has been appointed

anticipated to close in Q1/Q2 2026. Lender will continue dual tracking foreclosure with workout discussions.

2/6/2026 - REO Title Date: 7/29/2025. Description of Collateral: Three, 4- story Class A office buildings ~250.5k SF, located in American Fork, UT. Roughly 30 miles
south of Salt Lake City, the Property was built from 2008-2014 and sits on 15.59-acre site with 1,123 parking space (4.48/1,000 SF). The buildings, C, D, and E are
part of the five-building master-planned office park. Top tenant at the Property=Henry Schein (29% NRA - 6/30/30 LXP). Cushman SLC has been hired as the PM and
leasing agent. COREA in place that allows for cross parking and access . No active Association is set up to run the 12 building park. An existing tenant has made an
offer to buy one of the buildings (C) and we are engaged on a P&S contract. Building E were now at lease with a 25,575sf prospect for a full floor plate that would
take it to 100% occupancy. Tenant signed the lease last week. We are one of two options for a 26,000sf new prospect for building D that would take it to 96%
occupancy if our building wins the RFP. Asset is not on the market for sale.

as a retail operation and is dark. As of 2/28/25, the Collateral was 78% occupied with T1 vacating. PNL was signed 8/12/24 and Cash Flow Sweep is in-place. Lender

Midland Loan Services sent a notice dated April 8, 2016 to The Bancorp Bank ("Original Lender") and other deal parties that a Breach, as defined in the Pooling and
Servicing Agreement (the "PSA), has occurred under Section 6(a) of the Bancorp Bank Mortgage Loan Purchase Agreement (the "MLPA") as a result of the occurrence
of a breach of the representation and warranty set forth in paragraph 37 on Exhibit D of the MLPA. In accordance with the PSA and MLPA, Midland has requested that
within 90 days of the date of the letter, Original Lender: (A) cure the Breach in all material respects, including reimbursement of any expenses reasonably incurred by
