~~In connection with the continuous private offering of BlackRock Monticello Debt Real Estate Investment Trust (the “Company”), on~~ March 2, 2026, ~~the~~Distribution Company sold an aggregate of 867,949.3965 common shares (the “Shares”) for aggregate consideration of $21,765,473, plus applicable upfront selling commissions and dealer manager fees, to third party investors and one or more officers, trustees, directors or employees of the Company’s investment advisers or their affiliates. The offer and sale of the Shares was exempt from the registration provisions of the Securities Act of 1933, as amended, by virtue of Section 4(a)(2) and Rule 506 of Regulation D promulgated thereunder.

The gross distribution amounts above reflect a distribution of $0.1927 per share for the month of March. The net distribution for each class of Common Shares (1which represents the gross distributions less shareholder servicing fees for the applicable class of Common Shares) ~~Includes~~is ~~upfront~~payable ~~selling~~to ~~commission~~shareholders of ~~$111~~record as of the close of business on March 31,~~410~~ 2026, and will be paid on or about April 21, 2026.00 These distributions will be paid in cash or reinvested in the applicable class of the Company’s Common Shares for shareholders participating in the Company’s distribution reinvestment plan.
