Distribution to Stockholders of Record as of November 30, 2025

The Board of Directors of IPC Alternative Real Estate Income Trust, Inc. (the “Company”) has authorized a distribution for each class of its common stock in the amount per share set forth below.

As of November 26, 2025, the Company had no outstanding shares of Class S, Class X-1, Class X-2 or Class A common stock. The net distributions for each class of common stock (which represent the gross distribution less any distribution fees for the applicable class of common stock) are payable to stockholders of record of the Company as of November 30, 2025 and will be paid on or about December 3, 2025. These distributions will be paid in cash or reinvested in shares of the Company’s common stock for stockholders participating in the Company’s distribution reinvestment plan.
